     The Loading Dock Village is brand new.  We have taken an old pole barn and converted it into a small village where we are offering a total of eight spaces for Art studios, retail, and offices under one roof.  The spaces range in size from 10X12 feet to 14X 19 feet.

     The main entrance to the building is on Howerton Way on the Port of Ilwaco. Across the street is plenty of parking for everyone.  Just inside the main doors is the common area, surrounded by four spaces on the ground floor.  Following the hallway to the second level, you pass the tenant rest room to the stairs.  Upstairs, you enter into another common area, along with the other four spaces.  These spaces are a little larger, and any two adjoining offices could be combined into one space as needed.

     The Saturday Market, regular Art Walks, Nautical Renaissance, visits by the Tall Ships, and other events at the Port will bring in walk-in traffic.  And just like a co-op, all the Loading Dock businesses could combine their advertising dollar and keep advertising costs to a minimum, while bringing all types of people through the door, some of whom might not otherwise see your business.
